Florida Chapter 718

Florida Chapter 718 is the Florida Condominium Act — the statute governing condominium association formation, governance, finances, and dispute resolution.

Chapter 718 of the Florida Statutes is the most comprehensive condominium-association statute in the United States. It governs condominium documents, board elections, meetings, financial reporting, reserves (including SIRS), dispute mediation under § 718.1255, developer turnover under § 718.301, condominium termination under § 718.117, and dozens of other operational areas.

The statute is amended frequently — HB 1021 (2024) and HB 913 (2025) added director education requirements, online DBPR account obligations, refined SIRS, and updated meeting procedures. Compliance is enforced by the Florida Department of Business and Professional Regulation (DBPR) and through private litigation.
