Structural Integrity Reserve Study (SIRS)

SIRS is a Florida requirement under Chapter 718 for most condominium associations with buildings three or more stories — a study analyzing structural integrity of major components and a funding plan for reserves.

SIRS was codified in Chapter 718 as Florida's response to the Champlain Towers collapse. Associations with three-or-more-story buildings must complete a study analyzing the structural integrity of roof, structural slabs, foundations, elevators, plumbing, electrical, and other major components, then develop a funding plan to maintain reserves at adequate levels.

The first SIRS compliance deadline was December 31, 2025. Boards that fail to comply or improperly fund reserves face significant fiduciary exposure. HB 913 (2025) refined the requirements further. Counsel for boards must work with engineers and reserve specialists to scope and document compliance.
