Managed repair endorsement
A managed repair endorsement is a policy provision letting the carrier choose the contractor that performs covered repairs — limiting the insured's choice of repair vendor.
Managed repair endorsements have proliferated across Florida property policies since SB 2A. The carrier provides repairs through an approved network of contractors rather than cash-settling the claim. For coastal properties — particularly along the 30A corridor, Pensacola Beach, and Panama City Beach — the practical problem is that the approved network may not have capacity to perform timely repairs after a named-storm event.
The litigation question is when carrier enforcement of the endorsement becomes a breach. If the network cannot staff a reasonable repair within a reasonable time, the insured generally has the right to use their own contractor and seek cash settlement. Documenting the network's failure to perform is the critical evidentiary step.
